Our Process

CP Cottages uses a two (2) phase process to turn your ideas into a finished cottage.

Phase One is
Planning & Design

Preparation of all necessary architectural plans and specifications, septic design and other engineering that may be required; i.e., geotechnical, civil, structural, etc.

CP Cottages can apply for and obtain a Development Permit and a Building Permit on behalf of our client if construction is to proceed as soon as possible.

CP Cottages charges a flat fee to manage this process. All other costs; i.e., drafting, engineering, permit fees, etc. are billed to our client.

Upon completion of the PLANNING & DESIGN Phase, our client will have a full set of plans and specifications, a Development and Building Permit so that construction can proceed.

Phase Two is
Construction

CP Cottages will provide a fixed price quotation to construct the cottage based on the plans and specifications from the Phase One design. This quotation will include the screw pile foundation, building envelope, exterior finishes, windows, doors, interior partitions and finishes, plumbing, HVAC and electrical.

These costs are the direct responsibility of our client.


CP Cottages can manage the site work, well and septic system installation for a percentage fee for overhead and profit. Please note that the direct cost of these items would still remain the responsibility of our client.

Technology

CP Cottages uses a number of different technologies in its day-to-day business.

DJI Mini 4 Pro drone

We use a DJI Mini 4 Pro drone to provide an aerial view of your site and its surroundings in brilliant and dynamic 4K resolution. This helps us to determine the best orientation for your cottage on the lot to maximize not only the view but also to take advantage of passive solar, shelter from strong prevailing winds, etc.

TELEDYNE FLIR Lepton 3.5 thermal camera

We use a TELEDYNE FLIR Lepton 3.5 thermal camera to provide a thermographic scan of your completed cottage. TELEDYNE FLIR is the world leader in the design, manufacture, and marketing of thermal imaging infrared cameras. The term FLIR (which stands for “Forward Looking Infrared”) refers to the technology used to create an infrared image of a scene without having to “scan” the scene with a moving sensor .

FLIR Thermal Studio Suite

After completing the thermographic scan, we use FLIR Thermal Studio Suite to edit images, analyze them, and produce custom reports for your completed cottage. This ensures that the thermal performance of your building envelope meets with the agreed specification; i.e., minimum R-35 or R-47.
